Preemptive Land Acquisition.  

Cities are often overcrowded leading to high land prices that are prohibitive to ownership. In an effort to make land ownership more affordable Trano Mirary actively acquires new land on the outskirts of Madagascar's city centers. These areas are less populated and much more affordable. With an urbanization rate of 3.9% and population growth rate of 4% the capital city is expanding rapidly.

In two to three years cheap land on the outskirts of the city become engulfed by city expansion and land prices can rise 200-400%. By pre-empitively acquiring land Trano Mirary is able to provide land at affordable prices. To help subsidize prices, 25% of lots are sold at a premium to wealthy buyers so that 75% of lots can be sold at cost to poorer clientele.      

Interlocking Pressed Earth Bricks.

A simple machine compacts 90 percent earth and 10 percent cement mixture into strong durable bricks. Compressed earth bricks cost significantly less than traditional bricks because the main material is free. With materials available onsite transportation costs are also greatly reduced. 

Interlocking bricks are the equivalent of legos. Brick design allows them to automatically interlock when stacked. Unlike traditional masonry interlocking bricks require no mortar and little leveling. Interlocking bricks save time and money. Stacking interlocking bricks can be done by any unskilled laborer. As a result, individuals can help in the construction of their own home to further reduce costs.

Water Access and Basic Sanitation.

All homes feature a piped water supply and sewage connection. This helps meet the MDG of “increased access to clean water and piped water supply in the house.” This also helps accomplish the MDG of “increasing sanitation and sewage connection for everyone.”


A study by the world health organization shows that access to water and sanitation in the home “saves time and money, [allows] individuals [to] gain productive time due to less time spent ill, [incur] less health costs due to diarrhoeal diseases, and prevents deaths.” And since 1 in 5 children die before the age of 5 in Madagascar due to waterborn illnesses our homes feature plumbing that will help achieve the goal of “decreasing child mortality.”
